# Home inspection services

> American House Inspection offers buyer, seller or pre-listing, new-construction and scheduled phase, and homeowner inspections in selected Greater Houston communities. Every visit focuses on accessible conditions within an agreed scope; confirm property address and timing before booking.

Choose an inspection based on your property and decision. Confirm address, access, scope, fee, and timing before the visit.

## Choose the inspection that fits

Start with why you need the inspection. The property address, construction stage, access, and requested scope help determine what can be scheduled.

| Inspection | When it helps | What to confirm |
| --- | --- | --- |
| Buyer inspection | Before you complete a home purchase. | Property access, transaction timing, and any specialist follow-up you may need. |
| Seller or pre-listing inspection | Before listing or preparing a home for sale. | Whether the inspection is for the seller and how findings will be shared. |
| New-construction or phase visit | During an agreed builder phase or before closing. | Construction stage, builder access, and written scope. Pre-drywall visits are scheduled separately. |
| Homeowner inspection | When you want a condition review before repairs or after an event. | The concern, requested systems, and whether a specialist should also evaluate it. |

## Common inspection scope

A typical Texas home inspection is a limited visual survey and basic performance evaluation of accessible systems and components. The applicable TREC Standards of Practice describe the required scope and limitations.

- Roof and attic
- Foundation and visible structure
- Electrical systems
- Heating and cooling
- Visible moisture conditions
- Accessible components and limitations noted in the report

- [Read the TREC Standards of Practice](https://www.trec.texas.gov/node/1948)

## What a standard home inspection does not do

A standard inspection is not an exhaustive investigation, code inspection, structural engineering evaluation, flood-zone determination, or environmental test. It does not open walls or evaluate hidden, inaccessible, or concealed conditions. Ask whether you need a specialist when the report recommends additional evaluation.

## Request a quote

Inspection fees are quoted after the property address and requested scope are known. Send the address and whether you are buying, selling, building, or already own the home.

## Questions and answers

### Which inspection should a home buyer request?

A buyer usually starts with a standard home inspection of the property’s accessible systems and components. Share the address and transaction timeline so the scope and availability can be confirmed.

### Are new-construction inspections available?

New-construction and phase inspections may be scheduled. Confirm the construction stage, builder access, and written scope before booking.

### Does a Texas home inspection include thermal imaging?

Thermal infrared is not required by TREC’s minimum Standards of Practice. It may be used as a supplemental tool when appropriate and does not diagnose a condition by itself.

### How do I choose a service?

Send the property address and explain your decision or concern. The inspector can confirm the appropriate scope and fee before scheduling.
